The Facility is available for the following:
Private hire: for couples or small groups, on a room by room basis - prices start @ £30 per hour, per room. (discounts for blocks of 4 hrs or more)
Private party hire - full venue
Private hire for workshops/educational demonstrations.
Fetish photography shoots, with numerous possibilities for backdrops/scenarios.
Adult and fetish film shoots/productions, for both amateur and professional producers.
The Facility, has 24/7 availability and is run and staffed by people who are experienced and knowledgeable in all aspects of the lifestyle we therefore aim to meet all your kinky requirements.

Rates are charged by room, by floor or for the entire venue. Hire is available by the hour, day, weekend or longer. Please enquire on 07831 308408 for rates.

Location:
• The Facility is in a discreet location, north of Birmingham, a short distance from M6 junction 10 with a large off road car park.

The ground floor:
• Medical room - with gynaecology chair, medical examination benches, autoclave and other medical paraphernalia.
• The large "ruff" dungeon space, with blue brick floor and white wash walls, has an old disused industrial look. This space is suitable for workshops, demonstrations, fire play, and interrogation scenes. It is equipped with an interrogation table, light and water hose, wall mounted metal ring fixtures. Prison cell with bench. Spanking bench, 2 x A frames, gothic torture chair, suspension frame.

The first floor:
• Two reception lounges with sofas, chairs, tea and coffee making facilities. One of which is also a multipurpose studio room, with flexible set possibilities including study and school room.
• A toilet and shower room.
• An office set, consisting of desk, chairs, filing cabinets etc.

The second floor:
A dedicated SM studio suite consisting of:
• A large and substantially equipped main play area with: leather sex swing, stretching rack, St Andrews Cross, A frame, spanking benches, wall mounted Tau chair, bondage torture chair.
• A rubber room with heavy duty bondage bed
• A smaller one-to-one isolation room
• A small kitchen (with tea and coffee facilities)
• A toilet

###The 2nd building
Large authentic schoolroom with teacher's desk, school desks and chairs, bell, whiteboard, blackboard, wooden spanking bench.
Traditional Study with leather Chesterfield sofa and armchairs, antique desk, fireplace, wooden spanking horse.
Double bed and movable panels to create multiple film/session sets.

Additional hire:
We can source models of all genders and identities for your fetish photography and filming needs. Please allow sufficient notice for negotiation regarding expectations for the models and/or fees.

A hair and makeup artist.
A professional rope rigging team.
Photographic equipment.
